Opernt helps you keep track of properties, leases, charges, invoices, payments, deposits and documents. It sends reminders, prepares reports and provides a tenant portal.
Opernt:
- is not a legal, tax or accounting adviser. Calculations and reports are a helper tool, and the User is responsible for meeting legal and tax requirements;
- is not a payment institution. It does not move money or make payments on behalf of the User or the Tenant;
- is not a listings portal. It is not a party to the lease between the User and the Tenant.
4. Who can use the Service
The Service is available to people aged 18 and over who can enter into binding contracts. If you create an account on behalf of a company, you confirm that you are authorised to represent it.

6. Tenant portal
- The User can invite Tenants to the tenant portal. There, they can see their charges, invoices, payments and documents.
- Tenants use the portal free of charge.
- The User is responsible for which Tenants they invite and what information they make available to them. The User also removes access when the tenancy ends.
7. Bank connection
- Connecting a bank is optional.
- Access to bank account information is provided by Enable Banking Oy (Finland), a licensed account information service provider. By connecting a bank, you also accept Enable Banking's terms, which are shown during the connection process.
- You approve the connection in your bank's own environment. Opernt does not see or store your online banking credentials.
- Bank consent is valid for up to 180 days. After that, you need to approve the connection again. You can withdraw consent at any time.
- One bank account can be connected to each Opernt account. Additional bank accounts may be offered as a paid add-on.
- The bank connection depends on the banks and on Enable Banking. We are not responsible for interruptions, delays or incorrect data from bank services.
- Automatic payment recognition can make mistakes. The User is responsible for checking matches before acting on them, for example before sending an arrears reminder or withholding a deposit.

19. Closing an account, data export and deletion
